Yale Portland, OR 97203 Elementary students, educators and the community helped design and build this vibrant learning garden that helps clean and filter stormwater runoff from what was formerly 8,500 square feet of asphalt. Planted in Spring 2005 by volunteers and with contributions from many professionals and businesses, the Astor garden is now ready for celebration and enjoyment. The innovative garden combines art and environmental education with community design. Before and During the Creation of the Garden Students learn about rocks and rivers, and volunteers help create an artistic garden design. This project was made possible through public and private partnerships and significant funding from the City of Portland and the U.S. Environmental Protection Agency.     “Could I begin life again, knowing what I know now,” John Jacob Astor said late in his life, “I would buy every foot of land on the island of Manhattan.” An absolutely ruthless real estate speculator, he bought significant regions of Midtown and Downtown before they were developed, becoming one of the richest men in the country as the values of these properties skyrocketed. Astor Place, where he once lived, is named after him, and the ceramic bas–relief beavers featured in the Astor Place subway station are references to his first fortune made in the fur trade. His descendents managed his real estate empire after his death and two of them, William Waldorf Astor and John Jacob Astor IV, cooperated to create the Waldorf–Astoria Hotel.
